What is Index 2?
Index II gets generated when people register documents, such as sale deed, rent agreement, gift deed, etc. in the registration office. Index II contains a short description of the registered document, mainly it shows the following information –
- Type of Document (e.g. sale deed, agreement for sale, gift deed, etc.),
- Transaction Amount (total amount paid by the purchaser to the owner or tenant to the owner),
- Property Market Value (Government value of the property),
- Property Description (Society name, unit number, floor number, total area, parking area, balcony area, survey number, GAT number, plot number, village name, division name, district name, etc.),
- Area of the Property (Total are of the property in sqft or sqmt),
- Name of the Parties to the Agreement (Name, PAN, Address, etc. of the owner and purchaser),
- Date of Execution and Registration,
- Document Registration Number (every registered document gets stored in the government database with one unique registration number, these numbers reflect one unique number, office name and year of registration)
- Registrar Office Name (office name in which the document is registered),
- Total Stamp Duty and Registration Fees.

How to search & download Index II online?
Most of the documents registered in the sub-registration office are public records. Any citizen can search and download it online. There are no charges if you want to download Index II but if you need to download the complete document then you will need to pay certain charges. Soon I will write another post on the topic of “how to download the complete document”.
Now let’s see how you can search the Index II by Property Details or document Number.
Read the following information first and then visit the official site.
A. Search by “मिळकत निहाय/Property Details” –
Searching an Index 2 by property details can be a little bit time-consuming as it shows the result of all relevant documents registered in a particular year. To use this option your should know details like the year of registration, party names (optional), exact location of the property (district name, tehsil name, village name), survey number, or plot number. or CTS number. or GAT number., etc.
- Visit https://freesearchigrservice.maharashtra.gov.in,
- Create a Login,
- Select the Jurisdiction out of “Mumbai, “Rest of Maharashtra” or “Urban Areas in Rest of Maharashtra”,
- Add property details (required details are – Year of Registration, District Name, Tahsil Name, Village Name, and Survey No. or CTS No. or Milkat No. or Gat No. or Plot No, etc.),
- Choose if you want to take Name Based Search (If you want to search eFilling data by name search then type both first & last name in English (Capital letters) otherwise for other results type both first & last name in Marathi),
- Click on “शोध (search)“.
B. Search by “दस्त निहाय/Document Number” –
- Visit https://freesearchigrservice.maharashtra.gov.in,
- Create a Login,
- Select Registration Type out of eFiling or eRegistration or Regular (Regular Type means documents which are registered by the parties by visiting the registration office personally and filling their documents in hard form),
- Enter the details as per your document, and check the following image. (required details are – a. Office Name, b. Registration No, c. Year of Registration),
- Click on “शोध (search)“.
