1% Metro Cess on Gift & Sale Agreement in Pune & Pimpri Chinchwad
In Pune and Pimpri Chinchwad, the Metro Cess is a tax levied by the concerned local government body (Municipal Corporation, Municipal Council, etc.). It is applicable on property transfers by way of Gift Deed, Agreement to Sell, Sale Deed, Deed of Assignment, etc. Currently, Metro Cess is levied at a rate of 1% on the government property valuation or the transaction value (whichever is higher) and is collected by the Registration Department in the form of Stamp Duty, in addition to the regular Stamp Duty.
Examples of Metro Cess applicability:
- Metro Cess on Gift Deed in Pune & Pimpri Chinchwad corporation area: For instance, if a flat is owned equally by a husband and wife, and the husband wants to gift his share to the wife, and the government value of the flat is Rs. 60 lakhs, then in addition to the regular stamp duty and LBT the Metro Cess payable would be Rs. 30,000.
- Metro Cess on Agreement to Sell and Sale Deed in Pune & Pimpri Chinchwad: In another example, if the property is located in the corporation area and owner and the buyer have agreed to do a Sale Deed for a consideration value of Rs. 75 lakhs, and the government value of the property is Rs. 65 lakhs, then in addition to regular stamp duty and LBT the Metro Cess payable would be Rs. 75,000.

From 1st April 2022, 1% Metro Cess will be applicable on the registration of property sale-purchase documents and Gift Deed in Pune and Pimpri Chinchwad Corporation areas. These charges were applicable before 01/04/2020 but after that date, the government has waived off these charges for 2 years. That waiver period ended on 31st March 2022.
