Government Rates & e-Valuation of Properties – Online Ready Reckoner
Knowing the Government Value is very important while transferring property as this value should be taken into consideration while calculating the Stamp Duty and Registration Fees. As per the rule, Stamp Duty and Registration Fees will be applicable on higher value between the Government Value and Consideration Price.
For example – The Government Valuation of the property is Rs. 55,00,000/- and the owner and buyer decided a consideration of Rs. 40,00,000/-. In this case, Stamp Duty and Registration Fees will be applicable on the government value.
In Gift Deed, the Stamp Duty and Registration Fees will be applicable on the Government Value only.

Department of Registration and Stamps of Maharashtra provides a facility to citizens to check the Government Valuation of their properties online. By using this facility anyone can check the valuation of a property located in Mumbai, Pune, and other areas of Maharashtra, rural areas, urban areas, and areas under the influential zone.
The website for getting property valuation online is technically very advanced and user-friendly. Citizens can know the property valuation for built-up property or an open plot.
First read all the following instructions carefully and then visit https://igreval.maharashtra.gov.in/valuation
- Once you visit the site, enter your mobile number and captcha code and click on “Send OTP”,
- Once you receive the OTP, enter it and click on “Submit”,
- Select the “Type/Nature of Property” (Urban or Rural or Influence),
- Select either of – “Valuation of Open Land Property” or “Valuation of Built-up Property”,
- Enter the required details and you will get the Valuation immediately.
Let’s take an example for checking the Government rate/valuation of the Residential Flat located in an urban area.
1. Visit https://igreval.maharashtra.gov.in/valuation and enter the mobile number to get the OTP. Enter the OTP and click on Submit.
2. Select the nature of the area under which the property is located, available options are Urban, Rural, and Influence.
3. Under the Urban option there are two more options, the first is Valuation of Open Land Property and the second is Valuation of Built-up Property. Select the “Built Up”.
4. Under the “Built Up” option there are options like Residential Unit / Flat in Complex, Office Unit in Complex, Shop Unit, Industrial Unit in Complex, IT unit in IT Park / Complex, Educational, Medical, Religious, Bank, Godown, Residential Hotel (lodging and restaurant) Building, Residential Building on Independent Plot, Commercial Building on Independent Plot, Industrial Building on Independent Plot, Mobile Tower on Terrace. Choose the first one i.e. “Residential Unit / Flat in Complex”.
5. Under the “Residential Unit / Flat in Complex” there are options to choose between Flat, Row House, Penthouse, Duplex, Bungalow, Construction on the terraces of Bungalow on an independent plot. Select the option “Flat”.
6. Select the type, division name, district name, taluka name, village/zone name, attribute, and subzone name.
