What is Public Notice News-Paper Advertisement?
Public Notice is a Notice issued by prospective purchaser through publication in the news-paper, thereby calling for objections with respect to a Property, if any, from the public at large. Public Notice is a way by which it is declared that, if any persons or banks or other financial institutions, have any charge, right, claim, encumbrances, etc. over the said Property, should come forward within a prescribed time.
The Issuance of Public Notice is a one of the various exercises done for verification of title of the seller over the said Property.
Is it mandatory to issue Public Notice News-Paper Advertisement in Pune?
Though the issuance of Public Notice is not mandated by any law, the property purchasers usually issue Public Notice before buying a particular Property.
When it is advisable to issue Public Notice News-Paper Advertisement?
In the situation where the purchaser has any doubt regarding the title of the intending seller of Property and wherein there have been various transactions with respect to a Property, the Purchaser is advised to issue Public Notice in the news-paper, by himself or through his Advocate.
In which News-paper the Public Notice be issued in Pune?
Generally, in Pune, the Public Notice is issued in the newspaper circulated in the local limits where the Property is situated. In some cases, the Public Notice may also be issued in a news-paper circulated outside the local limits of the Property.
What points should be covered in Public Notice News-Paper Advertisement?
Public Notice should contain proper description of the Property, whereby Survey Number, Property Number, Village Name, Area Name, City, Taluka / Tehsil, District names, etc. should be included. In case of Open plots or portions of the land, the boundaries of the Properties should be accurately described. Public Notice should also state name/s of the current owners of the property from whom the Purchaser is intending to buy the said Property. A specific time period should also be mentioned for obtaining objections within such time period. Such time limit has nor been prescribed in any law, however, a time limit ranging from 7 days to 15 days is generally given.

It is also advised to Purchaser or his/her Advocate to obtain a written consent from the sellers of the Property, for issuance of the Public-Notice, before the publication.
Expenses for Public Notice News-Paper Advertisement in Pune.
In Pune, News Papers usually charge fees for issuing Public Notice based on the size of the Notice. More the content in the Notice, more the size of the Notice and more the fees. All the News-papers have different rates fixed for per square centimeter.
For example – if the rate of the news-paper is Rs.100/- per Sq. cm., for a Public Notice of the size 12 cm x 10cm (120 sq. cm.) the Fees will be Rs. 12,000/- (Rs.100 x 120).
Rates generally differ based on the language of the news-paper and the reach of the news-paper. The News Papers with higher reach have higher rates.

PUBLIC NOTICE
Notice is hereby given that the ‘Scheduled Property’ mentioned hereunder is owned by and is in actual physical possession of Mr._____________ and Mrs.__________, residing at- ________________, Pune (hereinafter referred as ‘Owners’), as the sole and absolute right, title and interest holders thereof. The Owners claim that their rights are free from all encumbrances, charges, claims, etc. of whatsoever nature and that they have a clear and marketable title in respect of the ‘Scheduled Property’. This public notice is issued for verification of the title of the ‘Owners’ with respect to the ‘Scheduled Property’.
All or any persons including any banks, financial institutions or any other party or person, having any valid and legal claim, right, title, demand or interest by virtue of any sale, gift, lease, tenancy, license, exchange, partition, mortgage, charge, lien, inheritance, succession, trust, maintenance, possession, easement, agreement, lis-pendence, stay order, attachment, decree, specific performance or otherwise or any other right of whatsoever nature are required/ called upon to convey their objection/s in writing at the address mentioned below, within (10) Ten days from issuance of this notice, along with all supporting documents relating to such claim, failing which it shall be presumed that there is /are no claim/s and such claim/s if any, shall be considered to be waived and abandoned in respect of the ‘Scheduled Property’.
